Home Loan for the Self-Employed

While a large part of the Indian workforce continues to be self-employed, this category of home seekers has been largely ignored by other housing finance entities for several reasons such as irregular monthly income and lack of financial proof to show a steady inflow of revenue.

This allows us to offer housing loans on fair terms even to those individuals who might not be able to fulfill the criterion of formal income documents. We understand the sheer effort and hard work that each self-employed individual puts in, and focus on enabling them to acquire homes. Aadhar Housing Finance has made home loans for self-employed persons more convenient.

Loan Amount

You can avail of an Aadhar Home Loan up to ₹1 Crore. However, this amount cannot exceed 80% of the property cost (75% in case the loan amount exceeds ₹75 Lac). After assessing the requirements of the individual, their repayment capacity, and other factors, the actual loan amount is decided. Here are a few more factors that are considered:

  • For Self Employed Professional/Self Employed Non-Professional, the loan tenure can be up to 20 years (on the condition that borrower’s age on loan maturity date remains less than 70 years).
  • The applicant should be engaged in the service industry either as a self- employed professional or a trader.
  • A minimum of 3 years of experience in the same field is mandatory. If not, the business should be inherited from their parents.
  • At least 20% of the total cost of property required should be contributed by the applicant.
  • All kinds of registration required by local laws and statutory authorities, including sales tax registration are mandatory.
  • The premises of the business should abide by approved construction plans and shouldn’t be on encroachment land without title to the property.

Repayment Tenure

The maximum loan repayment tenure on your home loan is up to 20 years ((on the condition that borrower’s age on loan maturity date remains less than 70 years).

Applicant and Co-Applicant

Home loans for self-employed persons can be availed individually or with inclusion of income of a co-applicant. It is not necessary for the co-applicant to be a co-owner of the property. However, it is mandatory for all the co- owners of the property to be co-applicants. Immediate family members like parents, spouse, or children* can be co-applicants.
