Your Questions, Our Expertise
We've compiled answers to the most common questions about our services, process, and commitment.
What is PMAY-U 2.0?
A government mission providing "Housing for All" in urban areas. It offers financial assistance and interest subsidies to help EWS, LIG, and MIG families buy, construct, or rent affordable pucca homes.
Who is eligible for the Interest Subsidy Scheme (ISS)?
The scheme is open to urban families with an annual income of up to ₹9 lakh who do not own a permanent house anywhere in India. Eligibility is categorized into Economically Weaker Section (up to ₹3 lakh), Low-Income Group (₹3–6 lakh), and Middle-Income Group (₹6–9 lakh).
Is female ownership mandatory?
The house must be in the name of an immediate adult female family member or co-owned with her. Exceptions exist for households with no immediate adult female family member.
How is the subsidy credited?
The interest subsidy, totaling up to ₹1.80 lakh, is credited directly to your home loan account in five equal annual installments. This reduces your outstanding principal balance, which in turn lowers your monthly EMI burden over the loan tenure.
What are the loan and property limits?
To qualify for the subsidy, the maximum sanctioned loan amount is ₹25 lakh, and the total house value must not exceed ₹35 lakh. Additionally, the property must have a maximum carpet area of 120 square meters to meet affordable housing standards.
Can earning adults apply separately?
An adult earning member of a family is treated as a separate household, regardless of their marital status. As long as they do not own a pucca house in their own name anywhere in India, they are eligible to apply for the scheme independently.
What types of support does the scheme provide?
PMAY-U 2.0 is implemented through four distinct verticals: the Interest Subsidy Scheme (ISS) for home loans, Beneficiary-Led Construction (BLC) for building on your own land, Affordable Housing in Partnership (AHP) with developers, and Affordable Rental Housing (ARH).
How to apply?
Eligible beneficiaries must first register their demand through the official PMAY-U 2.0 Unified Web Portal. Once your details are verified digitally, you can approach a verified lender like Aadhar Housing Finance to process your home loan and complete the subsidy application.
